Knowledge
When you ask for a market appraisal of your property you will be visited by a director or senior member of staff who has the experience and knowledge of the local market, the type of properties to rent in the area, the potential demand for them, the rental prices being achieved at that time and the kind of tenants who might be interested in your property. We will discuss with you the best pricing strategy to ensure the best possible result and will advise how we will co-ordinate marketing to ensure we attract the right type of tenant to your property.
As letting a property can be a daunting process, we will also advise as to what to do next in order to prepare for marketing, from organising documentation to presenting your property in the best possible light for viewings, as well as clarify how your mortgage lender, your insurance company and maybe even your freeholder can all play a part in the process.
Management
Many landlords opt for our Management Service. Presentation
Once instructed, Kay & Co will arrange for a professional photographer and floor planner to photograph the interior and exterior of your property and compile a floor plan. We can also arrange for an Energy Performance Certificate (EPC) to be carried out if you have not already done so. We will then send our high specification glossy brochures to print.
Proactive Approach
Over and above these strict codes of conduct, Kay & Co are proud of our extremely proactive approach. We also ensure the Kay & Co website is presented first by search engines for property searches made in the areas we cover. We make this our priority to guarantee maximum exposure for your property.

We adhere to strict codes of conduct set by the National Association of Estate Agents (NAEA), the Association of Residential Lettings Agencies (ARLA) and the National Approved Lettings Scheme (NALS). Members of all three professional bodies, Kay & Co also maintain full indemnity cover for all our services and we are regulated by The Property Ombudsman for both sales and lettings, approved by the Office of Fair Trading.
