1. Lisson Grove, London NW1
This street is excellent value for money, leading north from W1 and close to Marylebone station. 2. Cambridge Gate, London NW1

On the city side of Regent’s Park, Cambridge Gate is a beautiful wedding cake confection in warm stone. The architectural style is known as French Second Empire. The ornate façade and mansard roof sets it apart from London’s other grand terraces and the investment value here is in its rarity. The terrace consists of 20 apartments and one house which came on the market in the early noughties for £10m and would now be worth upwards of £60m. Why? Rarity value, the house is a one-off and the area is increasingly popular on the international map.

3. Glentworth Street, London NW1

This street of majestic mansion blocks becomes more residential the further you go from bustling Marylebone Road. Clarence Gate Gardens are handsome, red-brick buildings dating back to the Edwardian era. They offer family-friendly accommodation in three-and four-bedroom apartments, and are handy for Francis Holland School. The average price is around £1.7m. This apartment, at £1.795m, might be configured as a two-bedroom, two reception room property, or you could use one reception as a third bedroom. 4. Linhope Street, London NW1

This is a great area for families as it is still possible to buy a freehold house for under £3m. The attractive Georgian houses have outside space, which always proves popular with those who have young children. But there's plenty of variety in Linhope Street. The more modern terraces comprise a number of two- and three-bed maisonettes, while a mansion block provides a further assortment of flats. Just west of Regent's Park, the street is part of the Dorset Square conservation area.

5. Dorset Square, London NW1

This garden square is the original home of Lord's Cricket Ground, established by Thomas Lord in 1787. It is now a sought-after residential enclave composed of grand Georgian buildings which have survived pretty much intact since they were built in the early 19th century. Some of the buildings are original, while others are built behind new facades. The whole square is Grade II-Listed. The average price of property here is £1.5m but you can still secure a superb studio flat for less than £500,000. Dorset Square is close to Marylebone Station, and the Dorset Hotel – part of The Firmdale Group.

6. Balcombe Street, London

Its central location makes Balcombe Street an interesting option for investment opportunities. Marylebone station, Baker Street and Regent’s Park are right on the doorstep. The large terraced houses have been converted into apartments and they are popular with buy-to-let investors as many have roof terraces, too. There’s a huge range of prices, from under £300,000 to around £2m.

7. Albany Street, London NW1

On the eastern flank of Regent’s Park, this attractive street of stucco-fronted houses connects the top end of Marylebone with Primrose Hill and busy Camden. Many of the properties have Crown Estate leases with a variety of lengths. The street is popular with people downsizing, who want to remain close to the action. Prices start at £450,000 for a one-bedroom flat.

8. Nottingham Terrace, London NW1

This Fifties gated block is set opposite York Terrace, just a block from Regent’s Park’s magnificent Outer Circle. While you have the views of an imposing Georgian terrace, and the atmosphere of living within the park, you pay half the price to live here. There is a selection of one, two, three and four-bedroom apartments which rarely come on the market. Expect to pay around £2m for a two-bedroom apartment. The residents love the exceptional security and the underground parking.

9. Hanover Terrace, London NW1

Investment here is only for the super-rich. Designed by John Nash, it is one of the most sought-after terraces on the Outer Circle. Its Regency symmetry and views towards the boating lake at Regent’s Park means homes here command some of the highest prices in London. All have large private gardens and a mews house at the back. There are just 20 houses in the terrace, making them exclusive trophy homes. The last one was sold with an asking price of £34m – with agents suggesting it had the potential to fetch double that.

10. Clarence Terrace, London NW1

Another Nash terrace, smaller this time but no less perfectly formed. Smaller apartments here sell for less than £3m, especially if you can find one with a short lease. Some have underground parking and a porter. The location is perfect for local shops and Baker Street Tube. Kay & Co have a two-bedroom flat in a period block just down the road for £925,000.
